My landlord just gave me a 2 day notice that they intend to inspect my apartment. Ive lived here for 3 years. I have never had an inspection before. Now, everyone in my building got a notice. I have never been late even once with my rent. My neighbors say they can go through all of your stuff, open drawers, and closets and boxes. They also say they can evict you if your apartment doesn't look like a picture in better Homes and Gardens Magazine. My apartment is reasonably clean, but I have a very shabby couch with a hole in it , an old scratched coffee table I got at Goodwill, a very old TV on a scratched stand, a computer desk I found at a yard sale, I don't own a dining room table and chairs. I have my stereo sitting in the small area where
the dining area is. My kids rooms have beds in them I got at a thrift store and toy boxes, but they don't have dressers and their clothes are in boxes neatly folded. My mattress and box springs are on the floor and I don't have night stands or dressers. I have a couple of boxes to put lamps on and my alam clock. My clothes are in boxes too -neatly stacked. the carpet was white when I moved in, but now even though I vacum a lo, it looks grey and there are some kool aid stains on it. I dont have any money to move -I'm barely making ends meet, now. can they evict me because my apartment doesn't look like a showplace and my carpet isn't white anymore ?
No, they cannot evict you unless you have done structural damage or are creating a hazard to other tenants. like keeping garbage inside until it attracts roaches, etc. Normal use of the apartment is not ever a reason for eviction.
However, if they are selling the building, they might not accept your payments once your lease expires and evict you and everyone else at that point.
They can't evict you if your rent is paid up and you are not causing damage to the apartment beyond normal wear and tear. They might ask you to have the carpet cleaned, which is something that should be done if you have been there for 3 years.
If you have closets, you might want to hang up the clothes that are now in boxes in the closet so it looks like less is on the floor. A dry cleaner might be able to give or lend you some hangers for a short time, or often goodwills get tons of them as donations.
If you have any white sheets, wash a flat sheet in really hot water with bleach and cover your couch with it. Put a table cloth or a pretty scarf over the coffee table and under the TV to cover those scratches.
Make sure you clean the bathroom and kitchen well, especially with some bleach if there are mold or mildew spots. those are most likely the rooms they will inspect closely, as water damage will age an apartment very quickly.
They don't give a darn about what you own. your home doesn't have to look like a picture in a magazine. They will be looking for damages that may have been made. They may open drawers in your kitchen to make sure they are still on the track and not broken. They open closet doors to make sure they are on the hinges,but they won't care what's inside. I doubt very much you'd be evicted, but you may be charged to clean the carpet and if the stains don't come out the cost of replacing it. once the carpet is clean have the children sit at the table to eat and have drinks
I would be frightened about lamps being on boxes, they should be on stands (see if at some point in time you could find like a wood stand like maybe someone's thrown one out.
I usually wash my rug myself (get down on my hands and knees once a month) and scrub the top layer (don't get it soaked all the way through) with a sponge with suds on it from Joy dishwashing solution and it removes a lot of stuff, and let it dry like use fans or open the windows to let it dry (should dry in 3-4 hours) Just as a note, you don't need a lot of cleaning stuff, Joy dishwashing solution cleans everything.
The fact is that in apartments every 3-4 years they replace the rug for new tenants so if they call you on the carpet for that just say you have young kids, you've been there 3 years, and the rug would be replaced when you leave anyway by the landlord. So no, I don't think they will evict you for a stained carpet........ya know, just make sure things are neat and your dishes are washed.

No, they cannot evict you because of a stain in the carpet! Don't you be ashamed that you are doing the best you can with what you have!!! I think the inspection is more to check for safety issues --smoke alarm works, appliances work etc. I am sure if your place was a pig sty and you couldn't move around they would warn you to clean it or be evicted. but, you cannot be evicted because you have less than stellar decor. Are you on Section 8? This is the only inspection that I am aware of. They come typically every 6 mos to make sure the unit is up to compliance.
Can my landlord evict me for a stained carpet ? I'm in Arizona.?
